Office Space At ECUBIC

Letting policy

To assist in the development, growth and graduation of new businesses. We aim to assist to establish the business, develop skills, and implement appropriate operational procedures. Residents are not locked into a traditional lease, but are offered a flexible, low-cost licence. The ECUBIC operates to assist new and small businesses grow and develop rather than just providing subsidised office rental.

Application process

Prospective residents first complete a ‘New Licensee Application’ form which provides the essential contact, background and reference information. Once approved, the Parties enter a ‘Tenancy Licence Agreement’.

Office space for rent

The ECUBIC has 24 x 15 square-metre units, 6 x 20 square-metre units, 5 x 30 square metre units and one x  40 square-metre unit. Each unit is individually air-conditioned and has data and telecommunications points installed.

Rental payments

Payments are made in advance and are due on the first day of every month via direct debit authority. All prices are GST inclusive.

  • 15 square metres – $890
  • 20 square metres – $1,115
  • 30 square metres – $1,585

All utilities are included in the licence fee.


The security at the ECUBIC is our utmost concern. The ECUBIC is fully alarmed, monitored and serviced by a local security company. Residents are issued with individual access codes and keys providing 24-hour entry, seven-days per week.


Resident and visitor parking is provided on site free of charge.

Phone and data access

Each office suite is fully NBN cabled with four phone/data sockets linked to a central control panel. This delivers total flexibility to connect and transfer tenant lines from and to any office. Each residency will need to organise individual connection with a preferred telecommunication and internet provider.

Training room

The Centre offers a fully-equipped training and seminar room available to both residents and non-residents, which is booked through reception. Seating within these rooms is flexible to accommodate training sessions, professional meetings and seminars. Crockery, cutlery and kitchenette facilities are available as well as amenities such as showers, toilets and facilities for people with special needs.

Outdoor open space

Residents are not confined to four walls and desks as there is a courtyard with shade-sails and outdoor furniture. Whether conducting business from a mobile office or networking with other residents, the courtyard provides a relaxed and integral part of the Centre.

Available office equipment and technology

The Centre includes state-of-the-art data projector, digital photocopier, A3 colour laser printer and scanner for a nominal fee.


Included in the residency rates are cleaning (including kitchen, toilets, common areas, and windows), garden maintenance and the provision of security monitoring.

Support and networking

Operating a business from the ECUBIC provides a unique opportunity to network and collaborate with other small businesses. The management team is always available for assistance and support which helps create an environment of creativity, inspiration and encouragement. Training seminars and mentors can also be made available.
